Noise & Lifestyle

·         Is this apartment community quiet? What factors affect noise levels?

-      Sunset Lakes is generally a peaceful community and most residents are respectful of their neighbors. Like any apartment community, noise levels can vary depending on building location, neighbors and the time of the day. We do have policies in place to help maintain a comfortable living environment for everyone.

·         Are there quiet/floorplan options or buildings that face away from busy streets?

-      While all of our floor plans are designed the same in terms of layout, the location of the apartment within the community can make a difference in how quiet it feels. We do have options that tend to be more peaceful like homes that face the lakes, or apartments located on the top floor (3rd floor).

Management & Service

·         How responsive is on-site management to resident requests?

-      We try to keep our response time to 24 hours

·         What is the average response time for maintenance requests?

-      Standard maintenance requests are completed within 24 – 72 hours

-      For emergency request we have 24/7 response time.

·         How do residents submit maintenance requests (portal, phone, email)?

-      We encourage our residents to submit service requests through the resident portal but text or phone is also available.

·         Who handles after-hours emergencies and how are they reached?

-      To report emergency work orders, we ask our residents to call our office number and they will be dispatched to our answering service. A live agent will take your information and dispatch the technician on call. We ask that the resident is home.

·         How often are common areas cleaned/serviced?

-      All the common areas are clean on a daily basis.

Maintenance & Upkeep

·         What kinds of maintenance services are included vs. billed separately?

-      All service  request are no cost to the residents unless the work order is related to damage caused by the residents.

·         Are appliance repairs, HVAC service, pest control included or separate?

-      Pest control, HVAC and appliances repairs are at no cost to the residents

·         How are preventive maintenance and property landscaping handled?

-      Preventive maintenance is scheduled in a quarterly basis by our maintenance team. The landscaping is completed by a third-party vendor.

-      Our community is highly regarded for its quiet, well-maintained, and pet-friendly environment, featuring a 4.0 to 5.0-star rating based on resident reviews. Residents praise the professional management team, convenient location, and amenities like the pool and the gym.

·         What common issues have been raised in reviews and how were they addressed?

Some reviews mentioned maintenance issues with older apartments and inconsiderate neighbors not cleaning up dog waste. We have fully renovated units. We also implemented fines to those pet owners that do not clean after their pets.

Pricing, Fees & Availability

·         What is the current rent range and typical specials?

-      Rents range from $1,200 to $1,900. We offer a preferred employer program with waived application and administration fees.

·         What fees are required at move-in (application, admin, pet, parking, security deposit)?

-      Application fee is $75.00 (per applicant over the age of 18)

-      Administrative fee is $225.00 (per household)

-      Pet fee is $300/$500 (one / two pets)

-      Pet rent is $10.00 pet pet

-       Security deposits range from $150.00  up to two months rent and it is based on screening results and rental history.

·         Are utilities included? If not, which utilities are tenant responsibility and approximate monthly costs?

-      Water, trash & pest control are included in our prices.

-      Residents will be responsible for electric, cable & internet and renters insurance.

·         What floorplans are available and what are their square footages?

-      Wren         700 sq. ft

-      Sandpiper 822 sq. ft.

-      Egret         982 sq. ft.

-      Heron       1,129 sq. ft.

-      Swan         1,357 sq. ft.

·         Which units have in-unit laundry / balcony / storage / upgraded finishes?

-      All of our homes come equipped with a washer & dryer and a storage unit located on their patio.  Selected units will have screened in patios and upgrades.

·         Are short-term or furnished leases available?

-      We offer 7 to 12 lease terms. We do not offer furnished units.

Amenities & On-Site Features

·         What amenities are included (fitness center, pool, coworking, parking)?

-      24 hour fitness center, Pool, Dog park, Playground, 24/7 Smart locker system for packages.

·         What are amenity hours, rules, and any reservation requirements?

-      Gym & Package room is accessible 24 hours.

-      Pool – From dawn to dusk

-      Rules are posted at each amenity.

·         Is there on-site parking, assigned spots, or guest parking? Any fees?

-      Parking is first come first served at no additional cost. We have garages & storage units available to rent. Garages are $125.00 per month and storage units are $50.00 per month. Contact the leasing office for availability.

Work-from-Home / Professionals

·         Are these apartments suitable for working professionals? (internet reliability, workspace options)

-      Our apartments are pre-wired with Frontier or Spectrum and have ample space for a home-office or workspace.

·         Is there on-site business center, package room, or quiet coworking space?

-      We have our smart package room accessible 24/7.

·         What is the typical internet providers and average speeds?

-      Spectrum and Frontier. Speed will vary depending on the plan they select.

Safety & Security

·         What security features are on-site (gated access, cameras, lighting)?

-      Our onsite security company patrols our community 7 days a week from 6:00pm  - 6:00am We encourage our residents to report any non-emergency community violations or suspicious activity to the alert line.

·         How safe is the surrounding neighborhood? Any recent safety initiatives?

-      We encourage residents to view local Lakeland crime statistics to receive the most current and accurate information for our area.

Pet & Family Policies

·         Are pets allowed? What are breed/size restrictions and fees?

-      We are a pet friendly community and we allow dogs and cats as pets.  Pet fees are $300/$500 (one/two pets) and a monthly fee of $10 per pet.

-      Breed restrictions are Akita, Briard, Borzoi, Bulldog, Cane Corso, Chow Chow, Dobermann, Dogo Argentino, German Shepherd, Great Dane, Husky, Irish Wolfhound, Komondor, Malamute, Mastiffs, Pit Bull, Presa Canario, Rottweiler, Scottish Deerhound, St. Bernaard, Terriers (American, Bull, Staffordshire), Tosa, Wolf-Hybrids, or any mixes of the above breeds.

-      Dogs must not exceed 50 lbs at full maturity. Management reserves the right to verify the weight of any pet.

-      A maximum of 2 pets per apartment is allowed.

·         Are there family-friendly features (playgrounds, schools nearby, daycare)?

-      We have a playground onsite. We are also only 5.9  miles from Bonet Spring Park & the Children Museum. Our schools are Sleepy Hill Elementary & Middle School and Cathleen High School

Community & Events

·         Do you host resident events or community programs?

-      We host quarterly resident events as well as seasonal events.  Events can be simple DIY/grab-and-go food events as well as a summer pool party and food trucks.

·         Is there a resident Facebook/Nextdoor group or communication platform?

Policies & Lease Terms

·         What is the standard lease length and renewal process?

-      We offer 7 – 12 lease terms.  Renewal offers will be provided approximately 90 days from the date of lease expiration to review.  Lease renewals are completed electronically or in paper if preferred.

·         What is the guest policy and subletting policy?

-      Guest are permitted to stay for no more than 14 consecutive days. We do not allow subletting.

·         What is the late rent policy and grace period?

-      Rent is due the 1st of the month and considered late on the 6th. Late fees are 10% of the base rent.

Move-In / Move-Out

·         What is the move-in/move-out process and required notice?

-      Move-outs are required to provide a written 60-day notice prior to lease expiration.  Move-ins will check-in at the leasing office on their move-in day to collect keys and receive their welcome packet. We will conduct a move in inspection of the unit.

·         What are move-in day scheduling rules and elevator reservation policies?

-      Move ins are scheduled during business hours.  

Accessibility & Special Accommodations

·         Are there accessible units and what features do they include?

-      We do not offer fully ADA accessible homes but do abide by reasonable accommodation and modifications.

·         How do residents request reasonable accommodations?

-      Residents may submit a reasonable accommodation request in writing to management.

Neighborhood Comparisons / Differentiators

·         What makes this community different from other Lakeland apartments

-      Several communities in Lakeland advertise lakes views but Sunset Lakes is actually built around and next to a large 89-acre lake, with real views. Our community feels more peaceful and established than a lot of newer communities, but you still get the features that people want like spacious closets, patios, natural light, etc. We are the perfect balance between comfort, convenience and quieter lifestyle.
